The De Angelis family has snapped up the Macquarie Hotel in Liverpool for $43million - the biggest pub sale for 2020 to date.
Family matriarch Robyn De Angelis is the sister of pub baron Arthur Laundy.
The venue was the final asset of the private-equity-backed Monarch Hotels fund, led by Joel Fisher and James Smithers. The Macquarie Hotel last traded for $34 million in late 2016.
Last November, the De Angelis family paid $65 million for the Ingleburn Hotel and Raby Tavern in Sydney's south-west, add to a portfolio that includes Uncle Bucks Hotel in Mount Druitt, the Moorebank Hotel, Green Valley Hotel, Picton Hotel and Bath Arms Hotel.
HTL Property directors Dan Dragicevich and Andrew Jolliffe negotiated the pub sale on behalf of Monarch Hotels.
"We're pleased to have delivered our client another benchmark sale, and one which serves to support our consistent and public advocacy for the comparative attractiveness of the hotel property market in times of
broadscale uncertainty," said Dragicevich.
"The Liverpool CBD and broader local government area is particularly highly sought-after by local and interstate investors," he added.
First pub listed & sold during COVID-19 nets $28million
Last month, Penrith’s Tattersall’s Hotel became the first pub sale in Australia that was both listed and sold during COVID-19.
The hotel and commercial centre in Penrith’s CBD has been sold by Washington H Soul Pattinson for around $28 million to BMG Developments.
The sale, which was facilitated by JLL Hotels & Hospitality, includes the freehold going-concern interest in a large hotel including 15 gaming machines and a 6400m2 commercial building with a mix of retail and commercial tenancies and 100 car spaces.
JLL Vice President Kate MacDonald described the off-market sale as an “excellent result”.
“The hands-on buyers have a positive view on the long-term CBD redevelopment outlook for Penrith, whose CBD is slated for significant rejuvenation and has seen major intensification of residential development in recent years,” she said.
