The Terminus Hotel at Marulan in the NSW Southern Tablelands has changed hands, continuing a recent run of regional hotel transactions.

CBRE Hotels’ Kate MacDonald and Mike Wheatley of Knight Frank Hotel Brokerage negotiated the sale on behalf of the private Sydney-based owners.

The on-market campaign yielded enquiries from more than 80 parties seeking to acquire an under-utilised asset showing significant future growth potential, within two hours’ drive of Sydney.

MacDonald said a nearby investor had acquired the hotel, the value of which was underpinned by its 12 poker machine entitlements and large land holding.

“The Terminus presents an ideal opportunity for the purchaser to implement some quick wins to improve the performance of this local tavern, which has the rare advantage of being the only watering hole within a 30km radius,” MacDonald said.

“The hotel is also situated in a town targeted for ‘urban expansion’ by the Goulburn Mulwaree Council. This is already evidenced by the construction of the ‘Marulan Village Centre’, a retail development anchored by IGA which was completed in early 2019.”
